Condominium hotel residences offer a worry-free and hassle-free way to own a vacation home. The hotel brand ensures that the highest quality of workmanship and furniture, fixtures, and appliances are adhered to comply with their brand standards. When not using their residence, individual owners also have the option of placing their vacation home into an organized rental program to help offset operating expenses. Homeowners enjoy a luxurious vacation home with extensive services and amenities while the condominium and hotel operators take care of all onsite property management and vacation rentals.
Botánika Osa Peninsula, Curio Collection by Hilton, (the “Resort”) is owned and operated by Botanika Hospitalidad, S.R.L.. The residential condominiums are professionally managed by Hilton Worldwide Manage Limited to ensure seamless hospitality and peace of mind.
No. The professionally managed rental program is optional and independent of the condominium association. The rental program is flexible and completely voluntary.
The initial term is four (4) years. If you sell your suite before the expiration of your RMA, your future buyer will have the option to either assume the agreement or opt-out. If the new buyer elects to opt out, they must honor all reservations in place at such time.
Rental revenues are not pooled. Each residence will have a separate account for rentals booked into it, and each owner’s rental income will be directly tied to the number of days their specific residence is rented. Every effort is made to ensure that rentals are fairly shared among each residence type accounting for variability due to guest requests, unit availability, and other factors. Rental revenue is naturally affected by the timing and frequency of homeowner use.
Depending on the program you subscribe to, you can book your reservation between 1 and 6 months in advance for dates of stays up to one year from the date of booking. Short notice usage is permitted subject to availability.
There are three separate rental programs at Botánika. You have the option of selecting from three different programs that allow for 30 days, 60 days or 90 days of owner usage.
30 days of routine, light housekeeping service per calendar year is included for all residences. There will be a mandatory routine check-out cleaning to make sure the suite is ready for the next guest. While occupying your residence you are not obligated to use the service daily.
Owners receive sixty percent (60%) of the net rental income on the 30-day usage program. Once the service fee is deducted, the owner’s actual share amounts to 49.2%. In addition, there is also a 5% FF&E reserve fund fee which enables the hotel operator to ensure that your residence is always in good condition and proper working order.

The monthly ownership dues are approximate and based on current budgets, costs, services, and amenities which will vary over time and are subject to change.
Yes. Your Rainforest Residence comes fully furnished and all furniture, fixtures, and equipment (“FF&E”) and operating supplies (“OS&E”) have been approved by the hotel to be in compliance with Curio Collection by Hilton brand standards. Owners wishing to place their residences in the rental program will be required to have their residences equipped with the included Hilton Approved Turnkey Furniture Package.
For each rental period, five percent (5%) of the gross rental revenue will be deducted from the residence owner’s share and deposited into a separate reserve account. These reserves belong to the residence owner and will be used to fund all maintenance and repairs of the residence, as well as periodic renovations to maintain your residence in pristine condition and up to hotel standards. If your reserve fund is insufficient to pay for such costs, you will be required to make up the difference.
Whenever possible the hotel operator will use the guest’s credit card to charge for any damage or missing items. Otherwise, the reserve fund will be used for the replacement of FF&E or to fix damage to the residence.
Property damage insurance and liability insurance are covered in your HOA fees. The property damage coverage covers the full replacement cost of the residence including its contents.
Monthly statements will be issued by the hotel showing rental revenues for your residence and the condominium will issue monthly association statements. Income is distributed monthly and will be wired to your bank account in Costa Rica.
Yes. As the owner of the residence, you can have your pet with you whenever you visit. You can also designate your residence pet-friendly for hotel guests. This is optional. The hotel does not currently allow hotel guests to bring pets into the hotel.
